• (b) "Client" means a developer, estate agent, build-to-rent (BTR) operator, co-living provider, or furniture provider who engages New Homes Hub to list their properties or services.
• (c) "User" means any individual accessing the Platform for property or service information, including buyers, tenants, landlords, and service seekers.
• (d) "Content" means all listings, profiles, images, text, and other materials displayed on the Platform.

2. Acceptance of Terms

2.1 By accessing or using the Platform, you agree to be bound by these Terms, including the Privacy Policy in Section B.

2.2 If you do not agree, you must not use the Platform.

4. Our Role

4.1 New Homes Hub is an online marketing platform for new build and recently built properties under a 10-year structural warranty.

4.2 We display:

• (a) Properties for sale;
• (b) Properties for rent, including BTR and co-living;
• (c) Developer, estate agent, co-living, and BTR operator profiles;
• (d) Furniture providers and related home services.

4.3 We are not an estate agency. We do not negotiate or complete property transactions.

4.4 All listings are uploaded by New Homes Hub on behalf of Clients.

5. User Interaction

5.1 Users can contact Clients via:

• (a) Online enquiry form;
• (b) WhatsApp link provided in listings;
• (c) Direct phone number.

5.2 For furniture and related services, Users can search by postcode; their enquiry will be sent to the relevant provider.

6. Accuracy of Information

6.1 All Content is provided by Clients. While we require Clients to ensure accuracy, we do not verify every detail and accept no liability for errors, omissions, or changes.

7. Prohibited Use

7.1 Users must not:

• (a) Submit false or misleading enquiries.
• (b) Use the Platform for unlawful purposes;
• (c) Interfere with the Platform's operation or security;
• (d) Copy or scrape Content without consent;

8. Fees and Payments (for Clients)

8.1 Certain services are subject to fees, agreed separately in writing with each Client.

8.2 Fees may be calculated on a per branch, per development, or per business unit basis and may be charged monthly or for a fixed term.

8.3 Unless otherwise agreed, all fees are payable in advance and are non-refundable.

8.4 Specific pricing and payment terms are set out in the Client's individual agreement with New Homes Hub.

9. Resales

9.1 Resale properties are accepted only if they remain within a valid 10-year structural warranty period.

10. Limitation of Liability

10.1 We are not liable for:

• (a) Any agreements, transactions, or disputes between Users and third parties;
• (b) Loss of profit, business, data, or goodwill;
• (c) Indirect or consequential loss.

10.2 Nothing excludes liability for fraud, death, or personal injury caused by negligence.

11. Changes to Terms

11.1 We may update these Terms at any time. The latest version will be posted on the Platform. Continued use after changes constitutes acceptance.

12. Governing Law

12.1 These Terms are governed by the laws of England and Wales.

12.2 The courts of England and Wales shall have exclusive jurisdiction.
